Knowledge is key to success.  I do not offer get-rich schemes, nor do I endorse these concepts.  Since real estate investing is my livelihood, my methods have a more realistic, fundamental approach.  I believe in and will share realistic, long-standing, proven methods shared with me by my Grandfather and Father.  I consider ALL real estate, especially personal residences, investments.

   

Real estate touches and influences everyone's life, from owners to renters to investors.  Purchasing real estate can be one of the most important, largest purchases or sale a person will make, and possibly one of the most costly if not done properly.  Knowledge is key to your success.

I am a third generation real estate investor, developer, and financier with more than 40 years of personal experience. Tips, ideas, experiences, and lessons I learned will be shared with you so that you will have a better understanding of the real estate business in order to make better decisions, thereby avoiding the mistakes many others and I have made.

HOW you purchase a property may be as important as paying a good price.

You do not want to put your survivors in the poor house because of your real estate purchases.  This includes your personal residence.

I do NOT believe in "get rich schemes" or making a fast buck.  Instead, I believe in conservative, realistic, sound fundamentals that work universally in any economy.  I believe in buying at realistic prices that provide a realistic return on the investment/money at risk, not making a fast buck.  Additionally, I sell my properties at realistic prices so that the buyer is never in jeopardy of a property worth less than the purchase price.

No Herd Mentality.  I do not follow trends or get caught up in hypes. Daily I conduct thorough research to have a complete understanding of the present economic and real estate conditions and values so that I may form an accurate expectation of the future. History has shown it is natural for the real estate market and the economy to have periodic ups and downs. The informed, realistic investor will always make money in all markets and all economies.

T I P S
Keep ALL documents -- legal, communications, copies of receipts, copies of checks -- in a folder in a very safe place such as a safe or Safety Deposit Box at a bank. If you have communications (e-mail) and information on your computer, copy everything to a CD and store in the folder.

Let key people know where the important is stored.

GET EVERYTHING IN WRITING

Real estate law in most areas requires any understanding, agreement, or contract must be in written form and signed by all parties involved for it to be legal.  Any changes to an understanding, agreement, or contract must be in writing to be legal.
In many cases, VERBAL understandings, agreements, and contracts are not legal and they are very difficult to defend in court.
