Unbiased

You have the opportunity to gain wisdom without having to wonder about a hidden agenda. I do not have a financial interest in your real estate success. Therefore, the tips, ideas, and solutions shared are unbiased.

Knowledge is key to your success.  Knowing more about a property will provide the greatest opportunity to success.

Get-rich schemes are not suggested or endorsed.  Real estate investing, development, financing, and property management is my livelihood and passion. More realistic and fundamental approaches are used to provide less risk and stress leading to greater success.  I believe in and will share realistic, long-standing, proven methods shared with me by my Grandfather and Father.

Real estate influences everyone's life, from owners to renters to investors, to lenders.  Real estate can be one of the most important, largest purchases or sale a person will make, and possibly one of the most costly and risky if not done properly.

Real estate can also provide one of the best forms of investments in all economies. For example, rental property is a good investment during depressed economies if purchased and managed properly. If the number of foreclosures is rising, so is the number of tenants.

Your real estate decisions TODAY may affect your children and heirs tomorrow.

HOW you acquire a property may be more important than paying a good price.  This includes your personal residence.

You do not want to put your family in the poor house because of your real estate purchases.

It is my belief conservative, realistic, sound fundamentals work universally in any economy.  Buying at realistic prices that provide a realistic return on the investment (money at risk), not making a fast buck, provides greater success.  Selling properties at realistic, affordable prices so that the buyer is never in jeopardy of a property worth less than the purchase price is good practice for community strength and your reputation.

No Herd Mentality.  I do not follow trends or get caught up in hypes. Thorough local, national, and international research is conducted daily to have a complete understanding of the present economic and real estate conditions and values so that a more accurate analysis of the future may be determined.

The informed with realistic analysis

will always make money in all economies.

Inspection Spreadsheet

A detailed checklist to help you thoroughly inspect the interior and exterior of a property.  You will not overlook any detail using this checklist.

The worksheet is very useful for landlords and tenants.

This is in a spreadsheet file format to allow filling in the blanks and printing.

Analysis Worksheet

Checklist of documents and information (deed, maps, covenants, etc.) to obtain when considering the purchase of a property.

Obtain this information PRIOR to making any offer to buy.

If you do not know everything there is to know about a property, how can you make an educated offer?  Why would you buy?

Seller Disclosure Form

This form is for the seller to fill out to provide information about the property.

This form is critical. One reason, the answers will give you a clue of some issues to research when investigating the purchase of the seller's property. Another, it is illegal in many states, including Colorado, for a seller not to disclose or tell the truth about detrimental information about a property.

Thus, this form is for your protection.

File Stacking Worksheet

Checklist of documents each property folder should contain and the order in which they are to be in the file.

This makes it much easier to find critical documents.

This is critical so that anyone can determine the status of a property and obtain all critical information in case you are incapacitated.

Income Property
Analysis Spreadsheet

For any income property, including residential, apartment, commercial -- including office and retail buildings.

Checklist of due diligence to conduct, including documents and information to obtain when considering the purchase or management of an income property. Obtain this information PRIOR to making any offer to buy.

If you do not know everything there is to know about a property, how can you make an educated offer?  Why would you buy?

Keep ALL documents -- legal, communications, copies of receipts, copies of checks -- in a folder in a very safe place such as a safe or Safety Deposit Box at a bank. If you have communications (e-mail) and information on your computer, copy everything to a CD and store in the folder.

Let key people know where the important is stored.

GET EVERYTHING IN WRITING

Real estate law in most areas requires any understanding, agreement, or contract must be in written form and signed by all parties involved for it to be legal.  Any changes to an understanding, agreement, or contract must be in writing to be legal.
In many cases, VERBAL understandings, agreements, and contracts are not legal and they are very difficult to defend in court.
