Real estate can also provide one of the best forms of investments in all economies. For example, rental property is a good investment during depressed economies if purchased and managed properly. If the number of foreclosures is rising, so is the number of tenants.

It is my belief conservative, realistic, sound fundamentals work universally in any economy. Buying at realistic prices that provide a realistic return on the investment (money at risk), not making a fast buck, provides greater success. Selling properties at realistic, affordable prices so that the buyer is never in jeopardy of a property worth less than the purchase price is good practice for community strength and your reputation.
No Herd Mentality. I do not follow trends or get caught up in hypes. Thorough local, national, and international research is conducted daily to have a complete understanding of the present economic and real estate conditions and values so that a more accurate analysis of the future may be determined.

Keep ALL documents -- legal, communications, copies of receipts, copies of checks -- in a folder in a very safe place such as a safe or Safety Deposit Box at a bank. If you have communications (e-mail) and information on your computer, copy everything to a CD and store in the folder.
Let key people know where the important is stored.

GET EVERYTHING IN WRITING
Real estate law in most areas requires any understanding, agreement, or contract must be in written form and signed by all parties involved for it to be legal. Any changes to an understanding, agreement, or contract must be in writing to be legal.
In many cases, VERBAL understandings, agreements, and contracts are not legal and they are very difficult to defend in court.
